A regional town centre serving residents and passing traffic at once, and losing spending to larger centres nearby.
Economic and demographic analysis, a retail and floorspace assessment, a movement and access audit and stakeholder engagement were brought together to describe how the centre actually trades. Spendmapp transaction data showed where trade flowed through the town and where it leaked to larger centres.
The audit set out the centre’s spatial structure, the constraints on access and parking, and the catalyst sites where investment could do the most work.

The study informed a town-centre vision setting out preferred development options, retail and commercial opportunities, access and parking improvements, public-realm upgrades and a staged implementation plan, giving Council a sequence for investment in the centre’s role as a local and regional service hub.
